What business / property to invest if you have $250k extra cash

Sorry but I gonna give u my down-to-earth reply on this. The truth always hurts so u might say it's not fair! :notfair:

On biz, leverage & capitalize on your exp & strengths hence nobody knows better than yourself. But to be realistic, there again 9 out of 10 biz fail. Hence if you're ready, you can give the bull charge!

On properties, this is my fav subject! *rub hands* For any purchase nw, pple usually take a longer-termed view / own stay hence no longer for speculations as market prices are too steep! I reckon $250k$ cash is definitely not enuff for my portfolio nor deposit! HAHA! However if u're lucky, there're always some units on fire-sales that you can get. My policy is get the best unit at the best deal and near MRT! In case u don't wish to stay, just rent it out and after 2X yrs, the unit is entirely yours! You go do your sums!

Overseas properties r something I won't touch. I'm looking at Commercial properties around Tg Pagar areas, collect rentals for retirement planning. Commercial Prop not affected by cooling measures announced by government. Commercial prop r very hot now.

This is an interesting topic... I'm also thinking along that line on getting properties for rental to safekeep my retirement...CPF is never our money and may not live to withdraw it... The next bet is to invest and collect passive income...

Not that I have so much spare cash laying around.. But guru here.. Can you advise what kind of shophouses and area are best for investment? How about coffee shops? Office units esp those newly TOP in ubi area? I'm also leaning towards comm properties... Residential properties are too volatile ... Every seller calling crazy prices... Even HDB BTO is in excess of 300-400k sgd ...

He suggested like Int'l Plaza, about 400 sqf, $1800-1900 psf, rental about $3500. I'm seriously considering. He has analyse a lot to me why Tg Pagar area, it makes a lot of sense to me.

Ok if don't have much $$$ nvm, just target EC, start small, cos after 5 yrs sell also can make some monie! But you better do your own research...

I can't n I don't buy gahmen projects otherwise I would lurve to!

Ya, if u dun mind locked for another 5 yrs. I Juz sold my EC, 5 yr old, make some $$ from it. But nowadays EC prices shoot up quite a lot, d demand is there now, unlike my time 5 yrs ago, bought at $440k :) Dun be happy, I'm facing a problem of buying another property at high price too, unless stay with my parents.

International Plaza is good! First thing, next to MRT very accessible and there's reasonable rental values.

Not only dat, my cousin told me exactly next to IP d empty land is bldg a tallest office bldg in S'pore, dat will help push up IP prices. Also there's 2 more hotels Juz build beside Amara Hotel, indicating government is developing Tg Pagar area. And u guys realized much lesser KTV, Pubs or Gay pubs ard Tg Pagar? Dats d reason why I'm seriously looking at it.

I won't buy now. Just look ard for next project first as I need bigger units. Maybe another couple of months might be a better timing.

I don't like to attend investment seminars cos I know what I want to buy lah. :)

IP is gd cos I worked there for many years...

Hmm that's a good idea... Never consider tanjong pagar area... I would do some research on that area... I was jus looking at ubi... A lot of new commercial properties has sprung up in that area.. Near tai seng mrt... And understand that garmen is developing paya Lebaf into a business district.. Any views on that? Would it be worth while considering that comparing to TP area? I enquire a unit in the newly launch UB.One building jus opp SCDF HQ... Rental yield is around 3.5k Well.. Size is about 1.5k sf... Think if I remember correctly the showroom salesman listed 600+K thereabout.

There r some can't explain in words, he extracted d Master Plan of TP area & show us there r many things government has plans to development there, e.g.

1) TP RTM Railway took over

2) ECP going to tear down (currently there's an underground highway project replacing ECP)

3) old PSA (beside TP Complex) has make way for some plans for recreation by d sea development

4) exactly next to IP d empty land is bldg a tallest office bldg in S'pore, dat will help push up IP prices

5) there's 2 more hotels Juz build beside Amara Hotel, indicating government is developing Tg Pagar area. And u guys realized much lesser KTV, Pubs or Gay pubs ard Tg Pagar?

There r more things but I can't remember, will update if I can tink of any.

Didn't know the ECP going to tear down and replacing underground. Those condo owners on ECP stretch going to rejoice, less traffic noise.

There also another rumour flying for years, the red light area going to move to outskirts. That area near to CBD and marina bay, so could be put to better use. :D
